Family is buying a boathouse - any creative ideas on what to do with it?

It is on a popular lake and the current owner has to sell it because of money problems - it has been in his family for decades, so there is a stipulation we can't demolish the boathouse for 5 years (he is stilla little emotionally connected to it).Right now we were thinking about renting it to a boat fixer or mechanic, or potentially revamping the inside and making it a coffee shop, art gallery, a couple condos (while maintaining the old look), or maybe renting it to a nearby college.Our parents told us if we have any ideas they will be happy to let us use it - any of you folks have any experience with boathouses? see hubwealthy.com/wealthy
