First time pitching for startup


Hey, so basically I have a very revolutionary idea in the real estate sector. The thing is the idea is nothing complicated but it's absolutely one of it's kind. Also, being related to real estate, it is really really capital intensive so I have 0 traction on my own as well.Now I have to pitch my idea to people for funding. But I am scared that since the investors already have the money, why won't they exclude me and start a business like that on their own? I know much of this is amateur nervousness but like some pointers would help a lot.Also, I have not incorporated as of yet. What do you people think is the right time to get incorporated and what are it's pros and cons?
