I want to buy a billboard. What should I know? Upfront costs to buy an existing one?

I'm a 21 year old college student with a good amount of money either in the stock market or saved (Probably around $25,000.) I also work part-time year round so I have an income. I probably save/ invest 60-70% of my income so I feel like I can afford to pay down a loan if my billboard isn't profitable for the first month or two and cover any upfront, fixing up, labor costs to put an advertisement up. The type I'm looking at, not electronic, on a highway, say they can bring in about $2,000 a month. How much do you think it would cost to buy an existing billboard and the plot of land it's on? I can't find any information on this, but I'm hoping to spend less than $100,000. Also, if anyone is in the business or knows someone in the business, I'd love to hear advice or inputs from you.
