Advice on acquiring property to build a shop


I’m looking into opening an RV repair/restoration shop where I would need a building capable of parking 2 class A RVs at a time inside. I looked at building the type of building I would need in my backyard earlier this year as a garage/workshop and it’s relatively cheap to do, but my property is zoned RC-1. The issue I’m running into is the only spaces I’m able to find online are 6k+ per month(in run down buildings in bad parts of town) and the listing price for commercial zoned land is crazy expensive also. The cheapest commercial land listed in my area that I found online came out to ~157k per acre. The residential land a few blocks from the commercially zoned land is listed at 25k$ per acre and the recent residential comps are 20k$ per acre.Is there a common trick to finding more affordable prices for spaces or are the prices on loop net and such as good as it gets? see hubwealthy.com/wealthy
