Commercialising a large commercial yard

So I've inherited a huge commercial yard with lots of space, easy access for trucks, a small office building and utilities connected. I also have a load of tools and trade experience but only a small budget ~$10k. I can likely get asset finance or an overdraft for ~$30kHow can I make money with it - or at least have no overheads? I was looking at container storage for some of it but they are expensive, six months later should be fine but not immediately. Any ideas?
