7-10 acre empty plot near downtown college town

I've got a small piece of land–about 7 to 10 acres–near a college town in North Carolina. We've got somebody wanting to rent the space out and offer parking for students. We've been offering parking/tailgating for football but since it's now over, we're not too sure on what to do with it. It's right across from a church.
