Ideas or inspiration for use of empty workshop?

I've got an empty shop and some shipping containers right now as part of another business that's retracted. The electricity costs are near nothing and the space can be set up however I like. Right now I'm looking for ideas on utilising the space that would bring in some additional income. The very low electricity costs should help with any venture but im looking for something that could take advantage of that. I also have an employee who is more then happy to be a part of anything im setting up and I have the capital to invest in start up costs.
