Patent for a clothing

My friend has a patent for a design on a hoody. It it a different style that hasn't been done and he owns the patent so no one can use it.He wants to sell/lease the patent to a famous person.I told him he should try and at least sell a couple hoodies to prove that people want the design.He said that is not his goal which I understand he doesn't want to sell his own hoodies he wants to lease it to a larger brand which I get but I told him the sales just help him have that discussion by proving their is demand.Thoughts? see hubwealthy.com/wealthy
