Has anyone ever done this and is it viable


So little bit of backstory a couple years back my mom sold our child hood home because of being in debt and the house was falling apart so she sold it for cheap. She wouldn’t sell it to me because “I’d never have the money to fix it” well now I am in a position where my savings is fairly good and I was thinking if I could just find other people who would other wise get screwed because a lack of funds to fix their houses before selling them. If I could be a middle man of sorts and pay for repair costs and organize the repairs for a portion of the profit made. For example if they were going to sell their house for 70k and I put up repair cost let’s say 40k and I tell them I’ll get them 100k so after repair cost it’s sold for 180k I could potentially walk away a with 40 k minus a few thousand for closing cost. Of course I would have a contract set up stating if they back out after I get it repaired they will owe me the money I put in and then some or else I have the right to take their home.. but if it worked out the realtor would make more, the seller would make more , and I would make some money. It could almost get realtors to act like foot soldiers seeking out these deals because it would help them make way more than they would have idk it’s just a thought see hubwealthy.com/wealthy
