Success in Corp America/Tech - Want to Start Up My Own Biz and Need Advice

Hi Everyone -I've had a lot of success in the world of corp America - managed teams, managed budget, P&L for the org, launched products, built teams etc..I just despise the corporate culture - the politics, the games, the constant reshuffling of priorities. Sucking up, sucking down etc..I know running a small business is no day at the park and realize there is a ton of risk but I'm thinking of leaving the world of tech and getting into running my own business.Something I can start on the side and scale up - and I'm very open to doing it outside of tech. In terms of start-up capital - I'd say I could pull together $500K to get things going. Can someone here help advise what areas I should investigate?- Looked at:- real estate, commercial, NNN, storage - sounds interesting & I might go this route but feels like hyper competitive market- Car washes, laundromats - also sound interesting and minimal headaches but feels like a hyper competitive marketWhat I want to avoid: hiring tons of people - I'd like to run a lean operation especially given how tight the labor markets areQuestions for the more experienced folks here:- What are some good, relatively high margin areas that are good to get into?- I don't have any strong opinion on staying in tech or leaving - I could be totally happy running a book store - just don't think book stores are gonna be around for much longer :) see hubwealthy.com/wealthy
