Hey, I'm looking to rent a room inside a well established gym to start my own little - let's say "Yoga School".The room I'm looking to rent is untouched for over 2 years (due to COVID) hence a little dirty dusty. . I'm starting my business/school from ZERO. Not a single paying client. . How can I negotiate a cheaper rent for a 12 month period (as my business will try to be self sufficient)Can I promise a % of 2nd year earnings on top of the rent?
