How to value a 10yr old micro biz


I have a passive side-biz that nets around 1k/month for the last decade.. with almost zero effort.Never thought much about selling it but recently started to work on growing it. What is a good number to reach so it will be an attractive acquisition? I saw a run-down car wash sell for 200k that was making the same amount. I was shocked by their overhead, not to mention the required maintenance, hassle and liability.Mine is in a major US city (B2B space) with clients spanning nearly every industry - well known, old businesses. One client is the oldest in the state (founded in the 1890's) so this helps with notoriety. There is zero competition though. All clients were found via me warm-calling (preheated cold-calling via one minute of research) and after meeting once in person, they are setup for monthly billing. From there the entire job is me calling in a couple yrs to update their CC.When launching in 2011, I was so paranoid about having the idea stolen that the website was designed w/ no-follow tags in the code to opt-out of search engines. No keywords for this niche anyway, but it fills a need and fixes a problem. Clients span nearly every industry and all were found via warm-calling (cold calls made to a key contact at a company).
