Any passive or semi passive business ideas for a full time worker and student ?.

So I'm currently a full time worker and student. I have 45k saved up currently and I want something to do with it. I've planned to buy a duplex investment rental for the past 2 years but haven't had luck. The real estate market is saturated currently and people are offering ridiculous amounts of money. I don't have a 401k or anything like that currently. Mainly because I want to make money now not wait until I'm 60 years old to see a decent profit.I thought about doing Amazon FBA but that seems very saturated right now also. I always get cold feet because I question if a product is really going to sell. Seems that there's alot that goes into making FBA successful.I thought about starting a trucking company but I don't know much about the industry. I could maybe buy a barbershop but I don't know about the industry or how profitable they really are.Does anyone have any ideas ?. I really want to buy damn duplex so I can rent the units out :(Where do you draw inspiration ? see hubwealthy.com/wealthy
