Thinking of investing 100% of the money into a billboard for someone else

So I was having a conversation with our pastor last night and he said the church is wanting to get a three sign digital billboard to put on the edge of their property. It’s right on a busy intersection that gets around 22k-29k cars per day. They don’t have the money for it but I was thinking of paying for the whole lot and taking a percentage. If they get say $10k a month I would take 30% and they keep the rest. Passive income for me and no risk for them.
